The Site
Context
The site offers significant potential for habitat expansion, supported by strong green buffers, well-established cycle routes in a green setting, and opportunities to extend and connect existing Public Rights of Way throughout and around the site.
The scheme will seek to protect the local area and utilise its proximity to existing woodland. The site is well positioned geographically, with access points off Stortford Road and Smiths Green Lane.
This new neighbourhood at the site will grow from the character of Takeley – its fields, heritage, and village structure – creating a connected place with a mix of uses, high environmental standards, and spaces that support people of all ages.
Planning context
The Uttlesford Local Plan 2021–2041 sets out how future housing, employment, infrastructure and community needs will be delivered across the district over the next 15 years. Following examination by independent planning inspectors, the new Local Plan was formally adopted by Uttlesford District Council in March 2026 and now forms the basis for planning decisions across the district.
Before any planning applications are submitted, we will be engaging with the public on a comprehensive Development Framework to be prepared and approved. This is the first part of a full engagement and consultation programme ahead of the submission of a planning application.
Weston Homes and its project team are now commencing work on this Development Framework, and, we are keen to ensure you can input and help shape this work before proposals are finalised.
