The Proposals

The Uttlesford Local Plan (2021–2041), adopted in March 2026, identifies land at Takeley for a significant new mixed-use neighbourhood. Our proposals will align with the Local Plan allocation, helping to deliver the homes, infrastructure, green spaces and community facilities envisaged by the Council as part of its long-term vision for sustainable growth in the area.

An Opportunity for Takeley

There is a distinct opportunity to celebrate and enhance Takeley’s unique heritage, including Warish Hall Farm and the wider historic landscape. Through sensitive design, landscape-led planning and the retention of important views and features, the development can reinforce local identity while creating a new place that reflects the character of rural Essex.

By improving walking, cycling and public transport connections, the proposals can support healthier and more sustainable lifestyles, helping to connect communities across Takeley. New public open spaces, recreational routes and biodiversity enhancements will also provide lasting environmental and social benefits.

Together, these opportunities can help create a well-connected, attractive and sustainable neighbourhood that supports the continued growth of Takeley while delivering long-term benefits for residents, the local environment and the wider community.
